A New Boiler and Water Heater for a Millersville Home

October 13, 2026

A newly installed hot-water boiler and gas water heater with fresh copper piping in a Millersville basement.

A customer in Millersville had just bought a home, and when they looked over the mechanicals in the basement, the boiler and the water heater were both clearly old — and both out of warranty. Rather than wait for one of them to quit, they called us out to quote replacing the system. We laid out two routes: a high-efficiency upgrade, or a like-for-like replacement of what was already in the house. The customer went with the like-for-like replacement, and that’s the job you see above.

We did the work over about a day and a half. We pulled the old boiler and water heater out, cleaned up the area, and set the new hot-water boiler and new water heater in their place — with fresh copper near-boiler piping, a new circulator to move the hot water out to the house, and a new expansion tank overhead. Everything was installed to code, and before we left we tested the system and checked for leaks. Because the customer chose like-for-like, it was a clean, straightforward swap: new, reliable equipment right where the tired old units had been.

Replacing on your schedule, not on the coldest night

A boiler and water heater that are getting on in years will usually keep limping along right up until the day they don’t — and that day is almost never a convenient one. A new homeowner who gets ahead of it, like this one, avoids the worst version of the story: no heat or no hot water on the coldest night of the winter, an emergency call, and whatever equipment can be had in a hurry. Replace it on your own schedule instead and the whole thing is calmer. You pick the timing, we do the work right, and you go into winter with heat and hot water you can count on.

High-efficiency or like-for-like — both are honest options

When your boiler or water heater is due, there’s usually more than one right answer, and we’ll lay them out for you. A high-efficiency system can make good sense in the right house — it can cut fuel use over the years, and it’s worth looking at. Other times a solid like-for-like replacement is the smarter practical call, depending on your budget, your venting, and how the existing system is set up. We quote the options honestly and let you choose — like this customer did — instead of pushing you toward the biggest ticket. The right system is the one that fits your home and what you want out of it.

Why do the water heater at the same time

When the water heater is sitting right next to a boiler that’s already being replaced, and it’s about the same age, doing both at once just makes sense. The old units come out together, the new ones go in together, and you’re not calling us back in a year to tear into the same corner of the basement a second time. One project, one disruption, and both of the things that give you heat and hot water are new at the same time.

Signs your boiler is near the end

An aging boiler usually gives you some warning. Worth paying attention to:

  • It’s getting up in years — a couple of decades or more is a system living on borrowed time
  • Heat bills creeping up without a change in how you use the place, as the old unit loses efficiency
  • Rooms taking longer to warm up, or not keeping up the way they used to
  • Rust, staining, or weeping around the boiler or its piping
  • Repairs getting more frequent, or parts getting harder to find

Any one of these on its own might just mean a repair. But when several show up together on an old system, it’s usually telling you the end is in sight — and that planning the swap beats being surprised by it.

Repair or replace — the honest answer

Not every heating problem means a new boiler, and we’ll tell you straight when a repair is the right move and the system has good years left. But when a boiler is old enough, worn enough, or inefficient enough that you’d be pouring money into a unit that’s going to need replacing soon anyway, the honest call is to replace it — and to size the new one to your home rather than just dropping in whatever matches the old nameplate. The same goes for the water heater. The point is to look at what you’ve actually got and give you the real answer, not sell you more than you need.

Common questions

Should I go high-efficiency or just replace what I have? It depends on the house. A high-efficiency system can pay off over time in the right setup, and we’ll tell you when it’s worth the extra up front. Other times a like-for-like replacement is the smarter, simpler call for your budget and your venting. We lay out both and let you decide — we don’t push you to the biggest ticket.

Should I replace my water heater at the same time as the boiler? Not always — but often it’s worth it. If the water heater is about the same age as the boiler and sitting right beside it, doing both together saves you a second project later and gets both into one new install. If your water heater still has good life left, we’ll say so.

If your boiler or water heater is getting up there in years and you’d rather plan the replacement than wait for it to fail, that’s exactly the kind of work we do. We’ll walk you through your options, size and install the new equipment right, and tell you straight what you actually need. We’ve been the plumbing and heating shop here in Millersville since 1961.
